New Noida village acquisition
New Noida village acquisition Master Plan 2041 will acquire land from around 80–84 villages across Gautam Budh Nagar (Dadri belt) and Bulandshahr (Secunderabad tehsil), turning them into a planned industrial and residential township under the DNGIR project. The new city will span about 209 sq km and is being developed mainly on agricultural land, with village abadi (residential) areas to be demarcated and generally protected before acquisition starts.
Overview of Village Acquisition in New Noida
New Noida will be carved out by combining approximately 20–21 villages from Gautam Budh Nagar district and about 60–63 villages from Bulandshahr district. These villages are primarily in the Dadri and Secunderabad tehsils and will come under the Noida Authority for planning, infrastructure, and future plot allotments.
The notified planning area of DNGIR/New Noida is about 20,911 hectares (209.11 sq km), with development to be executed in four phases up to 2041. Land acquisition is being done under a mixed model, where the authority acquires agricultural land for sectors and infrastructure, while clearly marking existing village residential pockets to avoid direct displacement where possible.
Gautam Budh Nagar (Dadri Side) Villages
Roughly 20–21 villages in Gautam Budh Nagar are planned to be part of New Noida under the Noida Authority’s jurisdiction. These are mainly located around Dadri, near important transport corridors such as Eastern Peripheral Expressway, GT Road, and the Delhi–Howrah railway route, making them prime for industrial and logistics development.
Examples of villages in Gautam Budh Nagar that different official and media documents repeatedly mention as being within the New Noida/DNGIR notified area include:
- Jokhabad (often written as Jokhabad/Jokhabad near Chola) – also chosen as a temporary office location for the DNGIR project.
- Sanwli (or Sanwali) – another key village where initial land-purchase talks with farmers have started.
- Several additional Dadri-side villages (around 18–19 more) are notified in government PDFs and local lists, but public sources do not consistently agree on all names; investors should refer to the latest Noida Authority notification or village-wise map before making any purchase decisions.
Because Gautam Budh Nagar villages already sit close to existing Noida and Greater Noida infrastructure, these pockets are expected to see faster industrial plotting, warehousing zones, and related road development in early phases of New Noida.
Bulandshahr (Secunderabad Tehsil) Villages
The bulk of land for New Noida will actually come from Bulandshahr district, especially Secunderabad tehsil, where about 60–63 villages are being brought under the project. These villages are currently largely agrarian, but sit strategically between GT Road, Eastern Peripheral Expressway, and railway lines, making them ideal for large industrial parks, logistics hubs, and supporting housing.
Publicly available Hindi and English lists mention many of the Bulandshahr villages likely to be acquired/covered in the New Noida planning area, such as:
- Khairpur Tila, Louthar (Louthra), Luhakar, Mahipa Jagir, Kishanpur, Konadu
- Naithla Hasanpur, Mohiddinpur Nagla, Mehtab Nagar, Malahpur, Masaauta, Moradabad
- Nagla Baroda, Nagla Sheikh, Agrai, Ashadevi urf Poorgarh, Asafpur, Baroda, Bharana
- Bhatola, Bhaukheda, Biraondi Fauladpur, Biraonda Tajpur, Biswana, Boda, Butana
- Chandrawali, Chola, Deenaul, Dharaud, Dhameda Nara, Dhemri Aidalpur, Dulhera
- Faridpur, Hridaypur, Joli, Kaheera, Kaithara, Kanwara, Kaurali
- Nekmupur urf Bishanpur, Nizampur, Pachauta, Pir Biyabani, Rajarampur, Rajpur Khurd
- Roopwas Panchgai, Sabdalpur, Sainthli, Sarai Ghasi, Senwali, Shahpur Kala, Sikheda
- Sutari, Talabpur urf Kanakpur, Gopalpur, Hasanpur Jagir, Umra, Labbaya and more.
Different reports quote slightly different totals (80, 84 or 87 villages), so the official acquisition and village-boundary maps from Noida Authority and Bulandshahr administration remain the final reference. For farmers, landowners, or investors, it is crucial to verify exact Khasra numbers and official notifications rather than relying only on media or YouTube lists.
How Acquisition Will Work and What It Means
Noida Authority has indicated that land acquisition in these villages will start from the belt where GT Road meets the Eastern Peripheral Expressway, especially near Jokhabad and Sanwli, and then gradually expand across the rest of the notified villages. Land is generally to be purchased from farmers based on mutual agreement and compensation packages, while village abadi areas will be ring-fenced with boundary walls and peripheral roads so that villagers retain residential zones even after agricultural land is acquired.
Overall, New Noida’s village acquisition strategy is designed to create a contiguous 209 sq km industrial-led city by systematically integrating about 80–84 villages of Dadri and Bulandshahr into the Noida Authority’s master plan 2041.
